So ofcourse, some estates might get more guests than other estates and not all estates have the same price. But if you see what he earned in 1 year, than divide total costs (1550000 for upgrading and 1464500 for auction from Empire)
you come around 20 years.
But this round estates were much cheaper than what he paid and you dont need all buildings. E.g. trophy hall, warehouse, cellar and closet are not really required, therefor reducing the estate cost by 300k

Empire earned more than 70m in total :)
now empire got cash for investments like new locations castles and more :D we can now build the better world :D
Nearly all rare art buyers are resellers, i wish them luck in selling at higher price,lol

hm... some estate (like those in YL) have higher price and more guests,may need less time to get a proft
but i doubt if some estates(in ridge of hope for example) get any guest or profit at all(more than 20 years,lol)

well, as far as i know the estates in the same location are listed according to (in this order)
- amount of stars
- fee for guests
- estate id

he has fully upgraded his estate and has the lowest fee with id=1, so his estate will ALWAYS be the first on the list and therefor get more guests than the other estates.
As far as I checked lately, his estate is always full.

That is just a matter of preferences.
Some people do everything in min AP and rarely use full artifacts / enchantments.
Be glad there are players that are interested in estates. If everyone wanted the strongest weapons, element prices and the infernal items would be much more expensive to buy / rent :D

so 2 tgis on the market and no one will buy the one for 1.5M anymore

Sure it is legal to put it for sale at 1.5m. But it is not legal if someone buys it. =)

3.33. The Administration considers it impossible to reach Thief Guild level 5 from the very beginning in a period of one month. Players caught in both dealing and acquiring TGis at any cost significantly different from the market prices will be fined severely.
