I am wondering about the deciding factor for ranking on market, for example, 4 people post wood for sale, 185 gold, how are they ranked on market(order of the names on the market list)? Similarly, what decides the order for estate at the same location, assuming the upgrades are the same?

But this apparently doesn't apply to estates according to my observations over the past 3 months:
the ranking is fixed in the order, and doesn't depend on who upgrades first. | also see this topic.

Didnt know it either until I read that... | interesting, I certainly wish the rotation is true in terms of fairness.
But the "random" answer seems to casual.
He didn't mention whether his lots lost top position due to lower price of the competing lots, he didn't mention if lots on the top were sold or expired which caused change of positions.
