I have been getting many mails abundant with ideas of different sorts, where players were drawing their big economy plans and explaining how they would be using their Estates in a group.

Most often, their plans consist in the following:
-Several players throw in shares to any one who is going to bid. If the player's share is below X, he or she will be able to use the guest lounge for free, and store up to 1 artifact in the storage etc. If it is above Y, the player will be able to store up to 3 artifacts, use the room for free and even get shares of profit which the Estate will generate.

Now what I have to say is

THIS IS ALL ILLEGAL.
Even provided that you follow the rule 3.15. and the rate of your share does not overcome 30% of your fortune, there is no point for you to be sharing.

According to the rules concerning Estates,
3.31. (...)
Rent prices should not differ significantly from average prices.
3.32. Storing other players' artifacts in one's Estates is forbidden.

I strongly recommend anyone who has started such activities, to break them down and to send back each other's funds so that he rule breaking does not occur.

PS: giving out loans to anyone is still allowed. The maximum term for any loan is one month, so if anyone is taking some to buy an Estate, make sure you are solvent in a month.

my question is how much we can give/receive loan.

rule 3.15 mentioned "Presents must not exceed 30% of the monetary property of the character per month". If give/receive loan, does the 30% rule still apply? I ask this because I saw somebody give almost 100% of his/her gold as loan.
no, loan can be any amount. Just make sure you return all of it within a month.

Or else you could go unreported because "no claim from the victim blah, blah." There is a slightly shady area concerning loans and the failure to return them.
We see that on the case of a player who took about 400-500k begging the whole server, without intention to send it back and nothing was done before he was actually reported by one of his victims. Causing damage to dozens of players in the meantime. No claim from victim, no harm done. :-(

i've read 3.30. It is forbidden to collect fees for matrimony usage of Estates, i.e. to charge your spouse for using it. Contracting a marriage with the purpose of selling a place in the Estates will be considered financial assist.
i mean i won't take any fees from him for matrimony, it's just for preventing one room from being empty.
No problem, of course. Many couples in this game form casually anyway =)
ok, weird question now :P

in this game you can marry 2 or more people from what i remember, what happens if the estate owner has 2 spouses. which one would recive the effects?
