i guess u r kinda surprised at its expense... well, i guess for a 5*12% it takes abt a million not sure abt exact price. now, i suppose u think that u can easily rent a sword of 5*12% for 1k. now, if that sword is, say 80 dur then for 80 dur u r paying 80k but enchanting it takes u 1 million, and thats why u r confused it seems. well, the reason its so expensive is because u actually hv much more than 80 battles if u enchant it urself cuz u can repair it again and again. now, say ur repair cost for that sword is 10k and each battle rent for that is 1k, u might repair it 70 times. so, u r actually spending 700k on repairs and million for enchants so 1.7 mill total. by repairing it 70 times, a very rough estimate of its total durability after 70 repairs in 2700. so if u r thinking by spending 1 mill, u get 80 dur u r wrong, u actually get 2700 dur by spending 1.7 million and if somebody rents u that for 1k, its actually not cheap because if he rents all 2700 battles he actually profits 1 million! its kinda complicated but i would suggest u forget abt it cuz its a huge investment, if u hv that much gold u should rather buy a tgi or a new castle or anything like arts but there is no point in investing so much on something u can rent for very cheap.
